Rented!

Yesterday we signed a lease with a renter that we feel really good about. She is a young professional from Colombia, about our age, who works downtown. She loves the condo and is really excited to move in. Last night after work she came over to finalize things. We went over the terms of the lease and gave her an inventory check list so that she could make sure that all of the furnishings were there and in good condition (8 spoons...check! One wire whisk...check! One quintuple picture frame...check!). Matt brought our copy machine so that he could copy all of the signed documents and inventory for her records--it was too heavy lug up to the top floor, so he parked it on the landing and plugged it in.

After we handed her the keys, it was a rush to finish some last minute details such as putting Scotch Guard on the couch and removing our stuff that hadn't found its way out yet.

We are grateful that we found a renter that we feel good about, and we are also very grateful that we are able to rent out the condo at a price that doesn't require taking a monthly loss.

That's great that you were able to not take a loss. In the Rich Dad Poor Dad books he warns against taking a lose on rent, it just isn't worth it, it's better to sell. Good for you guys!

Have you confirmed that your tenant is not, in fact, a criminally-minded penguin? Just asking...
